TRC Contracts is proud to have successfully completed Phase 1 of the Dolphin Square restoration project in London, working in partnership with Galliford Try on this landmark £4M refurbishment. Over a 12-month period, our expert team manufactured, supplied, and installed more than 1,800 timber sash windows across three historic buildings – Duncan House, Beatty House, and Rodney House – preserving their architectural integrity while ensuring modern performance.
Restoring a London icon
Dolphin Square, located in Pimlico, is one of London’s most distinguished rental addresses, known for its period properties and timeless elegance. The first phase of its extensive refurbishment involved significant structural repairs, the conversion of Rodney House from a hotel into residential apartments, and improvements to fitness facilities, including a refurbished gym and new spin and fitness studios. Additionally, the heating system was decarbonised from gas to air source heat pumps, and the site’s squash courts were restored for both residents and visitors.
Precision-crafted timber sash windows for heritage conservation

Our replacement sash windows were designed to complement the character of the building, meeting conservation area requirements while significantly improving energy efficiency and reducing heat loss. Each sash window was carefully crafted from hardwood, ensuring longevity, durability, and a seamless blend with the existing architectural details.
Our collection of sash windows for Dolphin Square featured double glazing for improved insulation and draught reduction, offering residents peace of mind with a balance of aesthetic appeal and modern performance. The sash windows installed across the site provided excellent ventilation while maintaining the timeless elegance of traditional timber sash windows.
