TRC Contracts is thrilled to announce its ongoing partnership with the prestigious Bournville Village Trust. Following the successful completion of phases 1 and 2 of a landmark 6-year, £15 million window programme, TRC has been appointed to design, supply, and install bespoke timber windows for a significant portion of the remaining 400 properties within the Bournville Village Trust estate.

About the Bournville Village Trust

The Bournville Village Trust was founded in 1900 by George Cadbury to administer and develop the model village that he had established five years previously adjoining the Bournville Factory.

Since 1900 the estate has steadily expanded and today it covers 1,000 acres containing approximately 7,600 properties. These are let on either secure or assured tenancies or are leasehold or freehold properties.

The estate is well known for its parks and open spaces which reflect the desire of the founder that about one tenth of the estate should be laid out and used as parks, recreation grounds and open spaces.

Phase 1: Preserving heritage and enhancing performance for 46 properties

The first phase of this project saw TRC demonstrate its expertise in delivering exceptional results. We supplied and installed bespoke sash and casement windows to 46 properties across the Bournville Village Estate. These dwellings encompass a variety of housing types, including bungalows, maisonettes, flats, and family accommodation. The estate also features special needs housing catering to the elderly and people with learning disabilities.

Meeting conservation requirements with uncompromising quality

Two areas within the Bournville Village Estate hold conservation area status, and several buildings possess significant architectural interest and historical importance. To comply with conservation regulations, TRC meticulously crafted window profiles that perfectly matched the style, configuration, and visual appearance of the existing windows. This included replicating details such as glazing bars, horn details, and beading.

For each building, TRC manufactured the windows using high-quality, preservative-treated Hardwood, ensuring exceptional durability and longevity. Notably, all windows and doors supplied by TRC surpassed the stringent thermal performance requirements outlined in Building Regulation Part L1B. This translates to a minimum Window Energy Rating of 1.4 U-value, significantly enhancing energy efficiency within these homes.

A commitment to meticulous installation

The window replacement process began with a comprehensive measurement and survey. Where necessary, existing windows and doors were carefully removed to ensure a flawless installation of the new timber frames and glazing. Throughout the project, TRC adhered to the BS 8213-4 specification for surveying and installation. This ensures the use of appropriate equipment, scaffolding, and materials for both internal and external window and door fixing and sealing.

In instances where the structural box frame of the existing windows remained, TRC factored in minor repairs and redecoration to ensure a seamless aesthetic integration. To achieve optimal energy efficiency while preserving the authenticity of the windows, TRC installed narrow cavity insulated glazing units (IGUs). These units not only met the requirements of BS EN 1279 but were also manufactured by a Kitemark or similar accredited manufacturer, guaranteeing the highest quality standards.
