21 Bloomsbury Street is a historic former hotel situated in the heart of London’s Bloomsbury conservation area. Now undergoing a £40 million transformation, the 86,000 sq. ft building is being reimagined as a state-of-the-art office space while retaining 95% of its original structure. The redevelopment, led by Mace Interiors, will introduce a new sixth-floor office and seventh-floor pavilion with a communal roof terrace, alongside modern amenities such as an atrium café/lounge, a wellness studio, and extensive cycle storage. Designed to meet the highest sustainability standards, including BREEAM Outstanding, NABERS 5*, and WELL Platinum, the project sets a new benchmark for how existing buildings can be adapted for the future, balancing historic character with cutting-edge environmental performance.
The project
TRC Contracts were responsible for the replacement of over 100 traditional sash and casement windows at 21 Bloomsbury Street, ensuring the new installations complemented the building’s historic character while meeting modern performance standards. Working within the constraints of the Bloomsbury conservation area, TRC supplied and installed high-quality timber windows that improved both the aesthetic appeal and energy efficiency of the property.

Preserving Heritage with High-Performance Timber Windows
TRC Contracts supplied and installed high-performance traditional box sash and flush casement windows, carefully selected to preserve the architectural heritage of 21 Bloomsbury Street while improving its energy efficiency and functionality. Crafted from sustainably sourced timber, TRC’s box sash windows replicated the elegance of the original design, featuring smooth, weighted operation and slim glazing bars that aligned with the building’s historic character.
Meanwhile, the flush casement windows provided a timeless aesthetic with exceptional thermal performance, ensuring airtight seals for improved insulation. These bespoke window solutions played a crucial role in balancing heritage preservation with modern sustainability targets, contributing to the project’s pursuit of BREEAM Outstanding and Net Zero in operation.
