BedZED Estate

BedZED (Beddington Zero Energy Development) is the UK’s first large-scale, mixed-use sustainable community, located in Sutton, South London. Initiated by Bioregional and developed in partnership with the Peabody Trust and ZEDfactory architects, it was completed in 2002 and comprises 100 homes, office spaces, a college, and community facilities. The project aimed to significantly reduce greenhouse gas emissions and water usage, promoting a low-impact lifestyle. Overall, BedZED stands as a pioneering example of eco-friendly development, demonstrating that sustainable living is both achievable and desirable.

The project

The project began with a comprehensive survey of all windows across the estate to assess their condition and determine the specific repairs required for each unit. Following this assessment, our skilled craftsmen undertook extensive timber repairs, carefully removing any rotten or damaged wood from frames and sashes. Using the advanced Repair Care System, alongside traditional wood plugs and splicing techniques where necessary, we restored the structural integrity of the windows. All loose and flaking paint was thoroughly removed from the frames before repair work commenced, ensuring a sound foundation for restoration.

To optimise functionality and thermal efficiency, our team carried out a series of mechanical improvements. This included adjusting all casements and lubricating their mechanisms, with replacement parts fitted where required. The existing draught proofing gaskets were systematically removed and replaced with new ones to improve weather protection and energy efficiency. Where necessary, we performed careful glass replacement, which involved the precise removal of broken panes and glazing beads, thorough cleaning of rebates, and installation of new glass using brown glazing silicone. Additionally, all ironmongery was either lubricated or replaced to ensure smooth operation, completing a comprehensive refurbishment that would extend the lifespan of these windows for years to come.
